The Management Company is responsible for the following tasks:
* Arranging insurance for the building.
* Cleaning and maintenance of the building, grounds and all communal areas.
* Ensuring that the site covenants are adhered to by owners and residents.
* Setting the Annual Service Charge budget and collecting this from owners.
LANDLORDS
Many of our flats are Buy to Let properties. The Management Team support all landlords and we aim to maintain Waterside Place as the premier location in the area for tenants.
If you are a landlord please support us in this aim.
* Please make sure that your lease document includes the covenants in your flat lease ! Remember that YOU are always responsinble for complaince with these covenants even if you let out your flat. The management team actively enforce the covenants in all cases.
* Be a good landlord. Take your business and your responsibilities seriously.
* Vet carefully your prospective tenants. If you think finding a tenant is hard, just try getting rid of a bad one !
* Take a deposit and register it in one of the Government approved schemes.
* Make sure you comply with all legislation especially with regard to deposits and notices, and get your paperwork in order.
* Prepare a detailed inventory at the start of each tenancy, and do regular inspection visits.
* Join a Landlords Association. They offer a wealth of knowledge and experience for very modest subscriptions. The two largest ones in the UK are:
Both these offer credit checks and tenancy vetting as well as a host of useful services, including free legal advice for members. They are very efficient and friendly, too !
